  • Best Cleaning Business Software for Small Teams (2026): 7 Tools Tested on Real Jobs

Launch27 is the best cleaning business software for most small teams right now: the booking form is built for house cleaning, and every plan includes unlimited users at a flat $75/mo. If you work solo and budget matters most, BookingKoala Starter ($27/mo) is the cheapest plan we found that pairs online booking under your own brand with recurring jobs. Every price in this review was captured from live vendor pages on July 30, 2026, except where we flag otherwise.

What is the best cleaning business software? (Quick answer)

Four picks, one per reader type. Some links on this page may earn us a commission; see our affiliate disclosure. That does not change the picks, which follow from the pricing and feature evidence below.

    Pick Tool Why Starting price
Best overall Launch27 Cleaning-specific booking form, unlimited users on every plan $75/mo
Best for solo cleaners BookingKoala Starter Online booking with your branding plus recurring jobs at a low price $27/mo*
Best for teams of 3 to 10 BookingKoala Growing 15 providers, GPS clock-in/out, still under $60/mo $57/mo*
Cheapest that still works ZenMaid Starter Purpose-built for recurring maid service ~$23/mo for 1 user*

*Price last verified in June 2026. Details below.

Takeaway: flat-rate tools (Launch27) win once you have staff, while per-user pricing quietly doubles your bill as you hire.

Also consider Jobber if you sell services beyond cleaning. Its solo plan is $49/mo, and it publishes exact card processing rates (2.9% + 30¢ online). Housecall Pro advertises rates “as low as 2.59%” without a full schedule.

    How we researched this page

Full disclosure on limits: nobody on our team signed up for a trial during this research round. That means no measured setup times, no booking-widget screenshots and no test invoices in this version of the page.

Those hands-on trials are queued, and we will update this review when they run. You can read more on how we test.

What we compared from vendor pages and documentation:

    • Monthly cost for a solo operator and for a five-person team, including per-user fees
    • Recurring job handling as described by each vendor
    • Whether clients can book online, and whose brand appears on the booking form
    • Trial length and whether a credit card is required
    • Published payment processing rates (most vendors hide these)
    • Add-on and per-message fees that raise the real monthly bill

Which cleaning software is easiest to set up?

The honest answer: we cannot rank setup speed yet, because that requires the hands-on trials described above. What we can verify today is signup friction, straight from the vendors’ own pages.

    • Jobber: 14-day trial with full access on the Grow plan, no credit card required.
    • Markate: 14-day trial with full access, no card, month-to-month afterward. Free data migration (1 to 3 business days) helps if you are switching from another tool.
    • Housecall Pro: 14-day trial, no card: “Try 14 days free. No credit card required. Cancel anytime.”
    • ZenMaid and BookingKoala: 14-day trials, and ZenMaid takes no card.*
    • Service Autopilot: no self-serve trial at all. Every button says “Get A Demo,” and each plan carries a “+ sign up fee” with the amount unpublished.
    • Launch27: trial terms do not appear on the pricing page, so signup friction is unknown until we attempt it.

Two onboarding traps are worth knowing before you type in a card number. Jobber’s discounted annual pricing is a 12-month commitment and non-refundable if you cancel mid-term. And Markate’s base plan omits online booking; it is a $10/mo add-on, so the cheapest plan is not the whole product.

    Tool-by-tool reviews

    1. Jobber: best for mixed field-service businesses

Who it is for: owner-operators who want one system for quoting through invoicing, especially if cleaning is not the only service they sell.

Pricing (captured July 30, 2026): $49/mo for one user on monthly billing. Annual intro pricing drops to $21/mo for the first 12 months, then $29/mo. A five-user Grow plan costs $139/mo monthly, or $99/mo on annual after the intro year. Processing rates are published: 2.9% + 30¢ online, 2.7% + 30¢ in person, 1% ACH, plus 1% for instant payouts.

    What we like on paper:

    • Recurring jobs with automatic card charging for repeat work (US and Canada)
    • Client Hub lets customers approve quotes and pay invoices themselves
    • Publishes exact processing rates (2.9% + 30¢ online card, 1% ACH)

    Genuine limitations:

    • Marketing Suite, AI Receptionist, Sales Pipeline and Reviews are paid add-ons on top of the subscription
    • Annual plans are a 12-month commitment, non-refundable if you cancel mid-term
    • Team pricing climbs steeply: five users starts at $139/mo on monthly billing

    2. Housecall Pro: strong all-rounder with a tight entry plan

Who it is for: solo operators who want a polished app and do not need GPS or QuickBooks yet.

Pricing:* Basic is $79/mo ($59/mo annual) for one user. Essentials is $189/mo ($149 annual) for five users. MAX is $329/mo ($299 annual) for eight users, then $35/mo per extra user. The trial is confirmed on the vendor page: 14 days, no credit card.

    What we like on paper:

    • Vendor page confirms online booking and scheduling/dispatch; it also lists invoicing, payments and review management
    • 14-day no-card trial stated in plain language
    • “Trusted by 200,000+ Pros” per the vendor

    Genuine limitations:

    • Basic is one user with no GPS tracking or QuickBooks sync; those need Essentials at $189/mo
    • Recurring service plans are reported as MAX-only
    • Extra users beyond the MAX plan’s eight seats cost $35/mo each

    3. ZenMaid: cheapest real option for recurring maid service

Who it is for: solo maid-service owners whose week runs on recurring appointments.

Pricing: Starter is $19/mo base plus $4 per user, so about $23/mo for one user. Pro is $39 base plus $14/user. Pro Max is $49 base plus $24/user. Monthly billing only, with a 14-day trial.

    What we like on paper:

    • Built specifically for maid services, with recurring appointments as the core strength
    • Lowest entry cost in this roundup for a solo operator
    • GPS tracking from the Pro tier up

    Genuine limitations:

    • The $19 headline excludes per-user fees; real cost is base plus $4 to $24 per user depending on tier
    • SMS reminders are billed per message, and no plan includes phone support
    • The booking form shows ZenMaid branding below Pro Max, and QuickBooks integration was still “coming soon” as of June 2026

    4. Launch27: our pick for cleaning teams that plan to grow

Who it is for: residential cleaning businesses that want a booking form built for house cleaning and flat pricing that does not punish hiring.

Pricing (captured July 30, 2026): Base is $75/mo ($765/yr). Pro is $150/mo and adds the white-label form and SMS reminders, plus integrations. Plus is $299/mo and adds automatic card pre-auth and mobile apps, plus multi-location support. Every tier includes unlimited users and unlimited bookings.

    What we like on paper:

    • Booking form priced around beds and baths, frequency and extras: house-cleaning logic out of the box
    • Unlimited users on every plan, which is rare in this category
    • Payroll with revenue splits and commissions built in

    Genuine limitations:

    • The Base booking form carries Launch27 branding; white-label requires Pro at $150/mo
    • Mobile apps for cleaners and admins are locked to Plus at $299/mo
    • No trial terms are published on the pricing page

    5. BookingKoala: best booking value for solo cleaners

Who it is for: new cleaning businesses that want a branded online booking page on a small budget.

Pricing: Starter is $27/mo for five providers, with booking forms under your branding. Growing is $57/mo for 15 providers and adds GPS clock-in/out. Premium is $197/mo for 50 providers and adds campaigns plus advanced invoicing. A 14-day trial is available.

    What we like on paper:

    • Your own branding on booking forms from the cheapest plan
    • Built-in website and theme builder with a blog
    • Recurring jobs on all plans,* with Stripe card-on-file support

    Genuine limitations:

    • The vendor’s own fine print says your tier can auto-increase based on storage usage even with zero providers
    • SMS runs through your own Twilio account with usage fees
    • Partial payments and contracts, plus auto-reminders, sit behind Premium at $197/mo

    6. Service Autopilot: built for bigger field operations, not maid services

Who it is for: established field-service companies with budget for a sales-led onboarding. Its strengths skew toward route work more than house cleaning.

Pricing (captured July 30, 2026): Startup is $49/mo “+ sign up fee” with one business user and one mobile license. Pro is $199/mo, Pro Plus is $499/mo, and Elite is request-pricing. There is no self-serve trial; demos only.

    What we like on paper:

    • Route optimization and multi-day jobs from the Pro tier
    • Invoicing with integrated payments listed on the Startup plan
    • Scales up to eight mobile licenses on Elite

    Genuine limitations:

    • The sign-up fee amount is not published for any plan
    • The Client Portal is “Call for Pricing” on every tier, and QuickBooks integration costs extra below Pro Plus
    • There is no way to try the product without talking to sales

    7. Markate: cheap base plan, but the add-ons add up

Who it is for: budget-conscious solo operators comfortable assembling features one by one.

Pricing (captured July 30, 2026): Owner Operator is $49.95/mo, or $39.95/mo billed yearly. The Team plan adds $5 per employee per month on top of the base. The trial is 14 days with full access, no card and no contract.

    What we like on paper:

    • Recurring work orders and recurring invoices are listed platform capabilities
    • Offline-capable mobile app with a drag-and-drop calendar
    • Free data migration in 1 to 3 business days

    Genuine limitations:

    • Online booking, a feature competitors bundle, is a $10/mo add-on; a branded customer portal is another $10/mo
    • Payment processing runs through Square with no rates published on the page
    • SMS costs extra: 10¢ per drip message, or $10 setup plus 5¢ per segment for blasts

How much does cleaning business software cost?

Entry pricing runs from about $23/mo (ZenMaid, one user)* to $79/mo (Housecall Pro Basic). Team pricing is where the spread widens. Five users costs $57/mo on BookingKoala Growing, $99 to $139/mo on Jobber Grow depending on billing term, and $149 to $189/mo on Housecall Pro Essentials. Launch27 stays flat at $75/mo no matter how many cleaners you add.

Tool Entry plan Cost at ~5 users (monthly billing) Per-user fees Trial Free plan
Jobber $49/mo (1 user) $139/mo (Grow) Included by plan size 14 days, no card None
Housecall Pro $79/mo (1 user)* $189/mo (Essentials) $35/mo per user beyond 8 on MAX 14 days, no card None
    ZenMaid ~$23/mo (1 user)* $39 + $70 = $109/mo (Pro)* $4 to $24/user by tier 14 days* None
Launch27 $75/mo $75/mo (unlimited users) None Not published None
BookingKoala $27/mo* $57/mo (Growing, 15 providers)* Tiered by provider count 14 days* None
Service Autopilot $49/mo + sign-up fee $499/mo (Pro Plus, 5 mobile licenses) Mobile licenses capped per tier Demo only None
    Markate $49.95/mo $49.95 + $20 = $69.95/mo $5/employee/mo 14 days, no card None

*Price last verified in June 2026.

Takeaway: at five staff, Launch27’s flat $75/mo undercuts ZenMaid Pro ($109/mo), Jobber Grow ($139/mo monthly) and Housecall Pro Essentials ($189/mo) — though BookingKoala Growing ($57/mo) and Markate ($69.95/mo) are cheaper still, with the trade-offs noted above.

The headline price is rarely the real price. Watch for these add-ons:

    • Per-user fees. ZenMaid charges $4 to $24 per user on top of base. Markate adds $5 per employee. Housecall Pro charges $35/mo per user beyond eight on MAX.
    • Payment processing. Jobber publishes exact rates (2.9% + 30¢ online cards, 1% ACH). Housecall Pro advertises card rates “as low as 2.59%” plus a 1% bank-payment fee. The rest either hide rates or route you through Square, Stripe or Fullsteam without numbers.
    • Feature add-ons. Markate sells online booking and a branded portal at $10/mo each, along with Zapier access and review requests. Jobber charges extra for its Marketing Suite and AI Receptionist. Service Autopilot adds an unpublished sign-up fee.
    • SMS. ZenMaid bills per message, Markate charges 10¢ per drip SMS, and BookingKoala passes through Twilio usage fees.

No tool here offers a free plan. Five offer 14-day trials: Jobber, Housecall Pro and Markate confirm no credit card on their own pages, ZenMaid and BookingKoala also offer 14-day, no-card trials.* Service Autopilot is demo-only, and Launch27 does not publish trial terms.

What features actually matter for a cleaning business?

    Scheduling and recurring jobs

Recurring work is the core of a cleaning business, so this comes first. ZenMaid is built around recurring appointments. Launch27 uses an availability manager with conflict prevention.

Jobber supports recurring jobs with automatic card charging for repeat work. Markate lists recurring work orders and recurring invoices, and BookingKoala includes recurring jobs on all plans. Housecall Pro’s recurring service plans sit in its MAX tier, which is a real gap at $79/mo.

    Online booking from your website

Every tool except Service Autopilot offers some form of client self-booking, but the terms differ. Launch27’s form is cleaning-specific with beds/baths/frequency pricing logic. BookingKoala gives you your own branding from the $27 Starter plan.

ZenMaid shows its own branding below Pro Max. Jobber and Housecall Pro both confirm online booking on their pages. Markate charges $10/mo extra for it, which is the worst deal in the category.

    Invoicing and payments

The difference on payments is fee transparency: Jobber publishes exact rates, Housecall Pro advertises a floor (“as low as 2.59%”), and the rest publish nothing.

BookingKoala supports Stripe with card-on-file import. Markate runs payments through Square. Service Autopilot lists integrated payments but publishes nothing on cost.

    Team management

Launch27 includes unlimited users plus payroll with revenue splits on every plan. BookingKoala adds GPS clock-in/out at the Growing tier.

Jobber’s mobile apps support Spanish for non-admin team members. Service Autopilot caps mobile licenses per tier (1, 2, 5 or 8), which limits field staff on cheaper plans.

    Customer reminders and follow-ups

Reminders reduce no-shows, but SMS is rarely included free. Budget for per-message fees at ZenMaid and Markate, Twilio pass-through costs at BookingKoala, or step up to Launch27 Pro at $150/mo where SMS reminders are bundled. Housecall Pro lists review management on its feature page.

Do you even need dedicated software, or will a spreadsheet do?

Honest answer: if you have fewer than about ten recurring clients, a spreadsheet plus your calendar and a free invoice template works fine. Save the $27/mo.

The breaking point shows up as specific failures, not vague overwhelm. You double-book a slot because two texts came in overnight. An invoice goes out two weeks late, or never.

A reschedule lives in a text thread instead of your calendar, and your cleaner drives to an empty house.

A simple rule of thumb: once scheduling and invoicing admin eats more than two hours a week, the cheapest tool here pays for itself if it gives you back even one of those hours. Start with a 14-day no-card trial (Jobber or Markate are the safest trial terms we verified) and run your real week through it before paying anything.

    Frequently asked questions

Is there free cleaning business software?

Not among the seven tools we reviewed. None offers a free plan; all are paid-only, most with a 14-day free trial. The cheapest real options are ZenMaid at roughly $23/mo for one user and BookingKoala Starter at $27/mo, both from secondary-source pricing.

Can clients book online without calling me?

Yes, with one catch. Online booking is included at Jobber, Housecall Pro, Launch27, BookingKoala and ZenMaid; Markate charges $10/mo extra for it.

Check whose brand appears on the form: Launch27 and ZenMaid show their own branding unless you pay for a higher tier, while BookingKoala includes your branding from the cheapest plan.

Do these tools handle recurring weekly cleans?

At five of the seven, yes. ZenMaid is the most recurrence-focused of the group, Jobber adds automatic card charging for repeat work, Launch27 prevents scheduling conflicts through its availability manager, and BookingKoala and Markate both list recurring work. Housecall Pro keeps recurring service plans for its MAX tier, and Service Autopilot does not list recurring jobs among the features on its pricing page.

How much does cleaning business software cost per month?

For a solo operator, $23 to $79/mo at entry level. For a five-person team, anywhere from $57/mo (BookingKoala Growing) to $499/mo (Service Autopilot Pro Plus); among the cleaning-focused tools the spread is $57/mo to $189/mo (Housecall Pro Essentials), with flat-rate Launch27 at $75/mo in between. Add payment processing (Jobber publishes exact rates: 2.9% + 30¢ per online card transaction; Housecall Pro advertises “as low as 2.59%”) and per-user or add-on fees where they apply.

What happens if I want to switch tools later?

Export your client list before you cancel anything. Markate advertises free data migration in 1 to 3 business days, and BookingKoala can import cards on file from Stripe, which saves awkward re-entry conversations with customers.

If you are leaving Jobber, time the switch carefully: annual plans are non-refundable mid-term. Questions about how we researched this page? Contact us.

    The short version

Solo cleaner doing recurring residential work on a budget under $50/mo: start with BookingKoala Starter at $27/mo, or ZenMaid at about $23/mo if every dollar counts and you can live with a branded booking form. Running a team of 3 to 10: BookingKoala Growing at $57/mo, or Launch27 at $75/mo if you want unlimited seats and a cleaning-specific booking form.

Doing mixed field work beyond cleaning: Jobber. Skip Service Autopilot unless you enjoy sales demos, and pick Markate only if you are comfortable paying for booking and a portal as add-ons.
